The project extends over a vast area of ​​8 million square meters, 40 km north of Doha, on a picturesque marine interface with a length of seven kilometers, to draw features of a new tourism development that enhances economic diversity, and places Qatar on the global investment map with a mixture that combines luxury and sustainability.

The Qatar Diar Real Estate Investment Company announced in early June the start of the implementation of the project, stressing that Smissima Beach, including the family section, will remain open to the public, in conjunction with the implementation of the project, with all the necessary measures to ensure the safety of visitors and maintain their privacy.

The announcement of the project was officially for the first time in June 2024, and in November 2024 laid the cornerstone of the first major development project within the integrated Smissima project, and the project bore the name “The Land of Legings” (the land of myths), which is a partnership between the Turkish FTG Development Company and the Qatar Diar Company.

In the end of last April, the Trump Foundation signed its first real estate development agreement in Qatar, as part of the Smissima project.

The Semisma project comes within the third national development strategy (2024-2030), and is an important pillar in efforts to diversify the national economy, enhance the contribution of the non-oil sector, and stimulate private investments, as well as creating extensive job opportunities in various sectors.

The Semisma project represents a complex model of investment partnerships, as “Qatari home” takes on the role of the main developer and the general place, while the Turkish FTG company participates in developing the entertainment area, which includes an integrated games city and commercial and residential facilities.

In a move that sparked international attention, the Trump brand was included in the project after signing an agreement with the international company “Dar Global Plc”, to develop the “Trump International Golf Club”, consisting of 18 hole according to international specifications, in addition to luxury housing units bearing the name Trump.

Trump International will supervise the operation of these components, in light of its experience in managing luxury golf fields around the world.

Integrated vision

In a special statement to Al -Jazeera Net, the Qatar Diar Company explained that the Smissima project will provide an integrated tourism experience, adding a new civilizational landmark to the Qatar Tourism Map, as it includes four distinct areas that include resorts, games city, golf stadium, residential villas, yachts, commercial facilities and fine restaurants.

The company stressed that the sustainability will remain an essential axis in the implementation of the project, as the latest smart systems will be employed, and the recycled local materials will be used, in coordination with the Ministry of Environment and Climate Change to ensure limiting the environmental impact.

The project depends on the partnership model between the public and private sectors, and provides extensive opportunities for the local and international private sector, as the “Qatari home” announced that 16 plots of land inside the project will be available to invest in tourist facilities and resorts, while expecting new companies to enter during the coming stages.

The company confirms that these partnerships represent a guarantee of the diversity of the project’s identity and the sustainability of its operation according to the highest international standards.

According to the estimates of the “Qatari home”, the project is expected to provide about 50 thousand job opportunities that include the areas of construction, tourism services, engineering, and administration, which contributes to supporting the Qatari labor market and activating it after its slowdown after organizing World Cup 2022.

The expert in the Gulf political economy, Abdul Rahim Al -Hour, believes that the Smissima project exceeds that it is a tourist project, to become a strategic tool to motivate multiple sectors in the Qatari economy.

She stressed the necessity of continuing communication with the local community during the implementation period, stressing that if the project is directed to the media and service in a smart way, it will become a “marketing tool for itself without the need for costly external campaigns.”
